The customer wanted a utility downstairs without effecting the spacious kitchen and living room. We decided to relocate the kitchen and living room to make space for the new utility. This involved a new first fix, second fix and underfloor heating to improve the running costs and ensure the rooms still had a spacious feel. Following this we fitted new flooring, a modern new kitchen and utility. Firstly, we moved the doorway from the kitchen side to the hallway to make the space more accessible and less disruptive. Next was the new Foul drainage route, first fix plumbing and rear mounted cistern well thought out to maximise the space. The foul drainage route passing the gas mains to the millimetre! We then managed to raise the ceiling and make a space big enough for guests to comfortably stand up and use when visiting. A downstairs toilet can add up to 5% to your property value! New foul drainage, electric and water were all run to the back of the garden prior to building these two stunning outbuildings. This post shows the landscaping change and space the garden now has thanks to the new Indian sandstone patio and flowerbeds to create a more modern feel. This garden was derelict when we first took it on and now it is a space a tenant can enjoy alongside the existing homeowner.
